Anyone who quotes a firm price for tiling without seeing the job is guessing. The cost of a real tiling project depends on the tiles you choose, the size and condition of the space, and how much preparation it needs. Two bathrooms the same size can be hundreds of pounds apart.

What Affects the Cost of Tiling

The type of tile

Ceramic is the budget-friendly option; porcelain costs more but is harder-wearing; natural stone like marble or travertine sits at the top — it's more expensive to buy and takes more skill and time to cut, lay, and seal.

The size of the area

Most tiling is priced per square metre, so a larger room costs more overall — though the rate per square metre often eases on bigger jobs where set-up time is spread further.

Surface preparation

Walls and floors need to be flat, sound, and dry before tiling. Levelling an uneven floor, re-boarding a wall, or repairing damage all add to the job — and skipping it is the fastest route to a failed finish.

Removing old tiles

Stripping out existing tiles and disposing of the waste is labour a fresh surface doesn't need. Tiling onto a clean, prepared substrate is quicker than ripping out first.

Waterproofing and tanking

Wet rooms and shower areas must be fully tanked with a waterproof membrane before any tile goes on. It's essential, not optional, and it adds to the price — but it's what stops leaks down the line.

Layout and complexity

A simple straight lay is quicker than herringbone, diagonal patterns, mosaics, or a room full of awkward cuts, niches, and reveals. The more intricate the design, the more time it takes.

Who supplies the tiles
